TERMS, CONDITIONS AND INFORMATION
  1. Reservations must be accompanied by a deposit of 50% (NON RETURNABLE IN THE CASE OF A CANCELLATION. WE STRONGLY ADVISE YOU TO TAKE HOLIDAY INSURANCE, PLEASE ASK FOR DETAILS) of the tariff price, with the balance payable at least 4 weeks before the holiday commences (8 weeks for non-UK residents)
  2. No refund can be made for a cancellation within 28 days of your arrival.
  3. The full amount is payable on reservation made 4 weeks or less before arrival.
  4. Telephone reservations will be held for 4 days.
  5. Holiday cottages/apartment are available from 4 PM on the day of your arrival to 10.30 AM on the day of departure.
  6. Non-payment of the balance due will be treated as a cancellation.
  7. We supply all bed linen bath and hand towels required for each person.
  8. Electricity is included in the tariff price. Night storage/central heating between October and April is also included in the tariff price, any other time the heating is available at additional cost.
  9. Well behaved dogs with responsible owners are accepted by arrangement and only in Honeysuckle, Walnut, Meadow and Farmhouse Cottages. A charge of £25.00 per dog per week will be made.
  10. The facilities of Rooke Country Cottages and Harbour House are for sole use of tenants.
  11. Any breakage’s, loss or damage must be reported and paid for.
  12. In the interest of others, guests must ensure that there is no unreasonable amount of noise within or around their cottage, particularly late at night.
  13. The owners cannot be held responsible for the failure of public services e.g. electricity, water etc. but will endeavour to ensure resumption of services as quickly as possible.
  14. We, the owners will not be liable for any lost, damage or injury sustained by guests unless negligence is proven.
  15. The Farmhouse is spacious and solid ideal for larger families. The owner’s accommodation adjoins it. Discounts out of season for couples when smaller properties are full. Please ring for details.
  16. The owners reserve the right to alter specifications at their discretion, without notice.
  17. Tariff includes VAT charged at 17.5%
  18. Prices are correct at the time of printing and may alter, please confirm when booking.
  19. Short breaks available out of season, 3 night minimum stay at 70% of weekly tariff. Please ring for availability. N.B. Full payment must be sent for short breaks upon booking.
  20. PLEASE NOTE. All our cottages/apartment are let on the basis of a non smoking occupancy.
